I cannot stress enough the importance of proper Financing approval, prior to you shopping for the new home.

One of the reasons why it is important is to know who is going to be going on the Mortgage. The reason why it is important is because whoever is approved for the mortgage has to be on Title of the home as well. Any whoever is going on title has to sign the original offer of purchase and sale.

It sounds pretty simple and makes total sense, right? And yet, so many times we are dealing with spouses who are not on the contract, or bank asking to add parents to the Mortgage at the very last moment. It is very difficult and sometimes cost extra money to add people to the contract after the contract is signed.

If you put too many people on the contract and now only one of you is listed on the mortgage, the contract has to be changed as well.
