Hello and Welcome to our May Newsletter.

Governments have tried with the Vacant Home Tax, Foreign Buyer Tax and the Stress Test to cool Real Estate markets. Temporary relief was seen however not sustained. Now changing the capital gains exemption on your home is being considered. What are the consequences? 

Our featured listing is 21975 100th Ave. Superbly located just outside of Fort Langley. The home has been tastefully renovated. Here is 4.2 acres of privacy. It is a must “go see” if acreages are for you.

Selling Carole’s home was a bit of a challenge. Not only was there Covid to deal in keeping the Tenants safe. Carole lives in Paris which presented other considerations. All in all everything worked out well. Thank you, Carole.

Our Langley Infographic is showing pricing up 29.4% for detached homes. Condos up 10.9% and townhomes up 16.8% over last year.

One of the best ways to see what is happening in Langley is the Langley Tourism website. Lots of Covid friendly activities are highlighted there.

In the news is an article on how the market is starting to cool. I am sure we will see some leveling off of those red hot numbers.

SURREY, BC – March home sales in the Fraser Valley remained nearly 50 per cent below the 10-year average — making for the slowest start to the spring market in more than 15 years. The Fraser Valley Real Estate Board recorded 1,036 sales in March, up 13 per cent from February, but still 26 per cent below sales recorded this time last year. Following a decline on the Board’s Multiple Listing Service® (MLS®) in February, new listings increased 22 per cent in March to 3,800. Overall inventory is at a decade-high level, with 9,219 active listings, 49 per cent above March 2024 and 59 per cent above the 10-year seasonal average.

For a short time, parks and streets in Surrey, White Rock and Delta will soon be filled with the white and pink hues of cherry blossoms. Those beautiful blooms are around for only a couple of weeks every April.
